Finding a Sea-View Condo in Thailand: Tips for Success

Thailand has long been a popular destination for holidaymakers and retirees thanks to its stunning coastal resort towns. These have some of the world’s finest beaches, and every year many people buy property in them. Restrictions on land ownership by foreigners makes condos the most popular property type. This article covers valuable tips that’ll help you snap one up.

Choose the Right Location

Most coastal properties in Thailand are located in a handful of cities. The one you choose will impact how much you pay and the lifestyle you lead. A 1 bedroom sea view condo for sale in Hua Hin will typically be cheaper than in better-known destinations like Pattaya or Phuket, for instance, but there’s a trade-off. The city is quieter and you may find that there are fewer places to buy things from your home country.

Other popular destinations include Cha-am, Prachuap Khiri Khan, and islands like Koh Samui and Koh Pha Ngan. They all differ in access to amenities, beach quality, and the number of tourists. It’s important to research each area and make sure that it meets your needs.

Define What “Sea View” Means To You

Using the phrase “sea view” in a property listing is practically guaranteed to spark interest. As such, it often ends up being used to describe everything from panoramic ocean vistas to a narrow slither of sea that can be glimpsed between buildings. Before place a deposit or travel far to view the condo, make sure you have seen some pictures of the sea view. Ask yourself whether it looks likely to satisfy you.

Understand the Ownership Structure

As mentioned earlier, Thailand restricts land ownership for foreigners. That’s why condos, which are available for purchase as freehold properties, are more popular than houses. However, only 49% of the condos in a building are allowed to be foreign-owned. If that quota has already been met, you might have to buy your condo under a leasehold structure. This will only grant you the rights for up to 30 years.

Check Maintenance and Management Quality

A condo’s value doesn’t just come from the unit itself. It also comes from amenities like the pool, gym, security, and public spaces, and how well these are managed and maintained. Units in condo buildings that are well run can often be resold for higher prices in the future, and they are also more pleasant to live in.

Work With Local Professionals

Whether you are looking to buy or rent a sea view condo, you’ll benefit from local assistance when it comes to navigating Thailand’s real estate market. They can help find properties you might not hear about otherwise, as well as translate information and help you prepare documents. You’ll also want to work with a qualified property lawyer, especially if buying.

Owning or renting a sea-view condo in Thailand is a dream you share with many other people. However, not every apartment advertised with a sea view will live up to your expectations. But by working through the tips on this list, from choosing the right area to using local expertise, your dream of living by the ocean can come true.
